This is a home that I designed for my wife and I to die-in. I guess the proper terminology is age-out in, but anyway, its 1600 sq.ft. 3 bed, 2.5 bath utilizing a SIPS exterior (walls & Roof). The home will sit on a 5' crawl space. There is a covered walkway between the home and the two car garage. The wall SIPS are standard wall thickness and R-25, the roof is 6" R-40. Exterior siding is 1"X4" vertical Eastern White Cedar - T&G dressed 4 sides. Flooring is random width (6",7",8") white birch. All windows are triple-glazed gas filled insulated vinyl. etc.
Its a mongrel: a combination of: LEED, NetZero and EnergyStar. I am a retired LEED AP who served over 120 LEED projects for mostly institutional clients, some Big Pharma, and the last several years DOD. I have acquired Parkinsons and have designed this house to make this home easy to maintain for my wife, myself and our caregivers. I am also a disabled vet, so I have an arrangement with the VA to link my home management software to them.
We're in a huge jam and really need a structural engineer yesterday. My designs were formalized by Larry Stauffer ([login to view URL]) a copy of the Construction Review Set that just came in on Saturday is attached. After my initial review, I plan no additional changes, other than creating a cathedral ceiling in my bedroom. I really am confident in Larry's work as he was referred to me by more than one SIPS manufacturer, including the firm I have chosen to produce them, Thermocore.
I have everything needed to secure my Building Permit except an Engineer's Review and Seal, and without the Building Permit, I can't close on the construction financing, and get this show on the road. Can you help?
